Real estate from someone who actually lives it.
I'm Lacey Perniciaro — a Coastal Realty Group Top Producer, a featured "Rising Star" in Gulf Coast Real Producers, and a lifelong Gulf Coast native. Soft with the people, sharp with the numbers, honest to a fault.

The long way to the right work
I came to real estate the long way — hairstylist and aesthetician first, then biomedical sales, then my license. I pursued it to create the flexibility I needed after my second child, so I could be present for my kids during the years that matter most.
What I found is that this job is more about people than paperwork. Folks are making one of the biggest decisions of their lives, and my real work is earning their trust, building a real relationship, and being on their team.
Or, as my grandmother used to put it: "Fix your lipstick and get out there."

Where I do my best work
Niches I actually live and work in — not a generic "full-service" list.
Investors & short-term rentals
I invest on the coast myself, so I read a deal the way you do — numbers, traffic counts, rent rolls, not just curb appeal.
Military & relocation families
Out-of-state and never seen the coast? I run the whole search remotely — video walk-throughs, the works — until you land.
First-time buyers
I make the scary first purchase feel smaller. I'll tell you what to ask, what to protect, and when to walk away.
Waterfront & second homes
Flood zones, insurance, build quality, view lines — the coastal-specific stuff that makes or breaks the buy.
Sellers who want the truth
I'll hand you three honest prices and the reasons. Overpricing costs you a year and two mortgages — I'll save you both.
Flippers & value-add
I've sat with the builders and inspectors. I see the foundation crack at the corner walls before it costs you thousands.
What you're probably wondering
"I've never even seen the coast in person."
That's most of my out-of-state buyers. I FaceTime you through every property, step outside so you can hear the wind, and record videos you can re-watch. People close on homes they first walked with me on a phone screen.
"I want to move here but don't know where to start."
I don't lead with a checklist. I ask about your life — do you cook, do you entertain, where's your doctor's office? One downsizing buyer got his whole search narrowed by that last question. People tell you what they want without ever saying it.
"Is now a good time? What about flood and insurance?"
I'll give you the honest picture, not a sales pitch — and we'll run the actual numbers with my free flood-insurance and cost-of-living tools before you fall in love with anything.
"Why use you instead of Zillow, a discount broker, or selling it myself?"
Zillow can't see inside your house. A good agent is your shield — I'm on the phone four hours with a title company over a lien you'll never hear about, so you get to dream about furniture. It's never just paperwork.
Every one of them five stars · Mississippi reviews ↗ · Louisiana reviews ↗
"From start to finish, Lacey demonstrated unparalleled professionalism, kindness, and a deep knowledge of the local economy and area. What truly set her apart was her dedication and determination during negotiations — she fought hard to ensure we got the best possible deal."
"She handled every obstacle with extreme efficiency, kept me informed every step of the way as I was out of state… Our house sold within a couple of months of listing and she negotiated a great deal. Highly recommend her."
"I contacted 4 realtors via email. Three of them basically said 'let me know if you see something you like.' Lacey was the only one that scheduled a call with me to find out what I liked… Bottom line — Lacey is the one you want when buying a home."
"Lacey kept us up to date with every new listing, searched daily… and when we were unavailable she would live-stream a walk-thru with us and go back to answer any other concerns. She will always be 'Our Realtor and a Friend.'"
"Highly recommend. Lacey was professional, efficient and helped me from start to closing and was wonderful finding properties for my move to Louisiana from the East Coast."
"Lacey helped me through every step and concern when I bought my first house… She worked really hard for us night and day and was always available to me. I felt like our happiness was her priority the entire time."
The whole coast, street by street

I live what I sell
I'm a true Mississippi Gulf Coast girl. My husband Bradley and I are raising our four kids in Diamondhead — along with two cats (Catman and Panther) and Lucy, our German Shepherd and self-appointed queen of the house.
When I'm not in a closing, you'll find me at the festivals, antique shopping, or kayaking the coastal waterways. I love this place, and I love showing people why.
Quick answers, no runaround
What areas do you cover?
Both sides of the state line. On the Mississippi Coast: Biloxi, Gulfport, Bay St. Louis, Long Beach, Pass Christian, Ocean Springs, Diamondhead, and Waveland. In Louisiana: New Orleans and the Northshore — Slidell, Mandeville, Covington. The Coast really merges into one place, and I work all of it.
Are you licensed in both Mississippi and Louisiana?
Yes — in Mississippi with Coastal Realty Group and in Louisiana with Berkshire Hathaway HomeServices Preferred. You can verify both licenses with the state boards (links in the "Reach Lacey" section above).
Can you help if I've never even been to the Gulf Coast?
All the time — most of my relocation and investor clients start out of state. I FaceTime you through every property, step outside so you can hear the wind, and record videos you can re-watch. If you can't be here for closing, we do a mail-out: you sign in front of a notary, wire the funds, done.
Do you work with military and VA buyers?
Yes — military and relocation families are one of my core niches. I run the whole search remotely until you land, and I work VA loans regularly.
I'm a first-time buyer. Will you walk me through it?
Every step. First-time buyers get my most patient side — I'll tell you what to ask, what to protect, when to walk away, and I never give anybody false hope. Once we're under contract, your job is dreaming about furniture; putting out the fires is mine.
How do flood zones and flood insurance work here?
We start with the FEMA flood map — is the house in an AE, an X500, a high-velocity zone? The zone drives what the insurance costs. And when in doubt, protect your purchase: even where it's not required, I'll usually encourage flood insurance. You can run real numbers with my free flood-insurance calculator.
What should a first-time Gulf Coast buyer know before looking?
Protect the purchase. Get pest protection — termite bait stations, non-negotiable. Get flood insurance, home insurance, and a home warranty (a lot of times I can get the seller to pay for it). And pay attention to how the house is built — down here, Gold Fortified construction is about standing up to hurricanes.
