I'll never forget the day I saw that "For Sale by Owner" sign on Waveland Avenue, right across from where my mother-in-law lives. It was a simple sign in the yard of a newly-raised home, one block off the beach.

The owner, who I got to know after striking up a friendly chat, was pretty frustrated. She'd had hardly any bites on her place and was feeling the strain.

She was hesitant about hiring an agent, especially with concerns about commission eating into her desired profit. I offered to do a free fair market analysis, and as it turned out, her asking price was actually lower than what I thought it could fetch.

So what was the problem? Exposure!
