Mississippi Gulf Coast Housing Market
By Brad Perniciaro, with market commentary from Lacey Perniciaro · Data through September 2026 · Updated October 14, 2026 · Next update November 2026
Months of supply favors sellers under 4 months and buyers over 6. The remaining tags tell you whether a number is running above or below its own 3-year average. How we judge this Based on information from MLS United, LLC for the period October 1, 2024 through October 8, 2026. How we handle data
Home Prices Across the Coast
A typical coast home sells for about $255,000, and half of all homes sell between $185,000 and $340,000. Prices are inching up right now, and price per square foot is up 2% on the year before. Looking further back, it has more than doubled since its 2012 low.
Price per square foot is the fairest yardstick for comparing homes of different sizes. On the coast it sits around $148.21.
Where your home lands in that middle range depends more on its town, size and age than on the coast figure.
Thinking about more than the price of the house? Our guide to living on the Mississippi Gulf Coast covers the rest.
Price per square foot bottomed at $60.54 in the 12 months to June 2012 and has since climbed to $148.21. These prices are not adjusted for inflation.

How Quickly Homes Sell and How Close Sellers Get
A home here takes about 43 days to go under contract, and most sell just below their first asking price. That’s a step back from the year before, when homes needed 39 days. The swings over the years have been big, from 87 days in the 12 months to September 2008 down to 9 in the 12 months to March 2022.
Most sellers are hoping for offers close to their price. Out of all homes sold, 40.8% fetched the full asking price or more at the time of sale.
Plan for about 43 days to an accepted offer, plus the time it takes to close.
Based on information from MLS United, LLC for the period January 1, 2006 through September 30, 2026.
Who Holds the Advantage at Each Price
Sellers hold the advantage under $300,000, and buyers hold it over $500,000. Above $500,000, homes need 83 days to reach a contract and usually close $39,000 under their first asking price.
Holding the advantage means bargaining power, and you can watch it play out in three ways. Sellers holding the advantage sell fast, close near their first asking price and often get full price or better. Buyers holding the advantage get more time to decide and larger cuts off the first price.
Under $200,000 is mixed. Homes there sell fast, in 27 days, but they close further under their first asking price, at 94.2%. Sellers in this range get speed more than full price.
Months of supply answers one simple question. If no new homes hit the market, how long would it take to sell every home listed today, at the pace homes have been selling? Below about four months, buyers compete for a short list and sellers hold the advantage. Above about six, homes sit waiting for buyers and buyers hold it. Anything in between counts as balanced.
It measures pace, not how many homes are listed. Only 355 homes priced at $500,000 and up were listed on October 8, 2026, fewer than any other price range, but only about 36 sell in a typical month, so selling them all would take 9.9 months.
Homes under $300,000 have under four months of supply, so be ready to move quickly. Over $500,000, you get more time to decide, and homes usually close $39,000 under their first asking price.
Above $500,000, plan on a longer wait, about 83 days to an accepted offer, and price close to the market from the start.

How to read the rank. Rank 1 is the highest value among these 15 towns in the column you sort by. On days to contract, that means 1 is the slowest town.
The arrow shows how each town’s rank in the latest 12 months (October 2025 to September 2026) stacks up against the prior 12 months (October 2024 to September 2025). ▲2 means the town climbed two places, ▼1 means it slipped one, and = means no change. The comparison shifts forward each month as new sales come in.
The small line follows each town’s price per square foot since 2021, with each point covering the 12 months before it. Change since 2021 compares the 12 months ending December 2021 with the latest 12 months. Homes come in different sizes across towns, so price per square foot gives the fairer comparison.

How the Season Shapes the Market
May and June are the busiest months for closings, running about 20% above an average month. January and February are the quietest. Homes listed in March sell fastest, with a median of 18 days. Homes listed in November take about 50 days.
In the quieter winter months, you usually face less competition for each listing.
If you list in late winter, your home reaches buyers just as the busy season begins.

Resale Homes Close In on New Home Prices
In the 12 months to December 2022, new homes cost 21.5% more per square foot than resales. The gap now sits at 14.5%. Resale prices per square foot climbed 12.8% over that stretch, roughly twice the pace of new homes at 6.3%. Right now the premium is $161.86 against $141.42, and new homes account for about one in five single-family sales.
Compare price per square foot, not the sticker price. On a new listing, check whether the tax figure covers only the lot.
Buyers touring your home are often touring new builds too, so they will compare on price per square foot.

Coast Home Prices Over Twenty Years
Coast home values have risen 58.1% since late 2019. That came after a 23.8% slide from early 2008 to late 2013, and a 19.6% jump in the year after Hurricane Katrina.
A typical home that sold for $148,375 in 2006 went for $250,000 in 2025, before adjusting for inflation. The MLS record begins November 15, 2005, after Katrina, so the storm itself does not appear in this line.

Only on Living Coastal. We compare every listing from one monthly MLS export to the next. The fall-through figure is a range. The low end counts homes back on the market. The high end adds homes the seller took off the market.
A home that has sat for a month may have some room on price.
A small, early cut is common. It is not a sign of trouble.
Coast Housing Market Questions, Answered
How much does a house cost on the Mississippi Gulf Coast?
Over the past 12 months, the typical home sold for $255,000, and half of all sales fell between $185,000 and $340,000. Typical prices range from $139,950 in Pascagoula to $402,500 in Pass Christian.

Is the Mississippi Gulf Coast a buyer’s or seller’s market?
That depends on the price. Homes under $300,000 have under four months of supply, which works in a seller’s favor. Homes over $500,000 have 9.9 months, which works in a buyer’s favor.

Our Method for the Data
This page tracks MLS-reported closed sales across Hancock, Harrison and Jackson counties. Each month, Lacey Perniciaro of Coastal Realty Group exports the data from the MLS, and we rebuild this page from that export.
Most figures cover the past 12 months, October 2025 to September 2026, compared with the 12 months before. For months of supply and the live measures, we use the listings on the market as of August 31, 2026 and October 8, 2026. The long view draws on every quarter going back to 2006.
A median is simply the middle value. Price per square foot is the sale price divided by heated square footage. Days to go under contract runs from the listing date to the contract date. We only show a figure plainly when it rests on at least 30 sales, and with fewer than 10 we leave it out.
How we call the edge
A common rule of thumb in real estate says sellers have the edge below 4 months of supply and buyers have it above 6. It is a rule of thumb, not an official standard. Researchers put the balance point anywhere from about 5 to 7 months, depending on the market (Texas A&M Real Estate Research Center).
For days to go under contract, sale price against first asking, and the share sold at or above asking, we compare the latest 12 months with the average of the three years before. A tag shows up only when the gap is more than three times the figure’s usual quarter-to-quarter move, and only when it has held for three quarters in a row. Every figure covers a full 12 months. The yearly cycle, busy from spring through summer and slower from October into January, cannot set off a tag on its own. These tags point to the market’s direction. They do not tell you which side has the advantage. Only months of supply can answer that.
