Living Coastal is a local guide and lifestyle magazine for the Mississippi and Louisiana Gulf Coasts. It is also a site where you can reach a licensed real estate agent. Those two things sit side by side. This page explains who publishes what, who checks it, and how we keep the editorial side and the real estate side apart.
Who Publishes This Site
Living Coastal is a publication. It is owned and operated by Brad and Lacey Perniciaro, and it is not a real estate brokerage.
Brad Perniciaro founded the site and writes most of what you read. He was born and raised on the Gulf Coast, he owns investment property here, and he builds the tools and data pieces on the site. He is not a licensed real estate agent, and nothing on this site should be read as him offering real estate services.
Lacey Perniciaro is the licensed expert. She is a REALTOR® licensed in Mississippi with Coastal Realty Group and in Louisiana with Berkshire Hathaway HomeServices Preferred, REALTORS®. Every piece of real estate advice on this site traces back to her experience or to a named source.
Who Writes What
A byline tells you whose knowledge you are reading, never who the piece is for.
Data pieces, market numbers, lifestyle guides, tools, and anything written from a buyer’s or investor’s seat carry Brad’s name. Pieces built on what Lacey sees in her transactions carry hers. Those pieces come from her interviews and her deal notes, Brad writes them up, and she reads and approves every one before it publishes. A quote from Lacey inside a piece does not change the byline. She is cited the same way any other expert is cited.
When a topic belongs to someone else, a commercial broker for instance, we name that person in the text as a source. We do not put their name in the byline.
Who Reviews and When
Brad edits everything before it goes live.
A piece says “Reviewed by Lacey” only when two things are true. Her license has to be the relevant expertise for that piece, and she has to have read the final draft. We log the date she read it. If a piece does not carry that line, she did not review it, and you should read it as editorial rather than as licensed advice.
The first piece of each new kind of real estate content also goes to Lacey’s managing broker at Coastal Realty Group before it publishes. Her answer sets the rule for every later piece of that kind.
How We Verify Facts
We link our sources on the claim they support, so you can check them without hunting. We do not cite Wikipedia, and we do not link to paywalled pages when a free version exists.
Numbers that come from the MLS carry a line naming MLS United, LLC and the exact date range the numbers cover. We publish totals, medians, and shares, never individual sales. When a group has fewer than thirty sales we say so. When it has fewer than ten we do not publish a percentage at all.
If we got something wrong, tell us through our contact form. We check it, fix it, and note the correction on the page with the date.
How We Keep Editorial and Real Estate Apart
Most pages on this site are editorial. They carry no offer of real estate services.
Some pages carry Lacey’s card. Her card means that page offers her real estate representation, which makes it real estate advertising under Mississippi and Louisiana rules. The card shows her REALTOR® designation, her license number, and her brokerage, with the brokerage’s phone number on the page. That is what those rules require, and it is how you know who you are dealing with.
Her card only ever offers her own service. It never offers a lender, an insurer, a title company, or any other closing service. No provider pays us for sending you to them. If a placement on this site is ever sponsored, the page will say so where it appears.
Our Fair Housing Commitment
We describe places by what is there, not by who lives there. We do not say which area suits which kind of person. We do not rate schools, and we do not characterize crime or safety. When you want school or safety information we link you to the official source and let you judge for yourself.
No tool on this site changes what it shows you based on who you are. Property facts like price, flood zone, and distance to a place you name drive our tools. Personal facts never do.

How We Handle Timely Pieces
News pieces carry the date they were published, and the source that prompted them is linked in the first paragraph. When the facts change we update the piece and show an updated date at the top. When a piece stops being true and cannot be updated, we take it down.
